
The latest unit by warehouse specialist ProLogis Developments is now available.
ProLogis360 has been speculatively built on a site in Weston Road, a similar-sized unit to the one opposite that the company let to Tesco in April 2006.
The warehouse occupies a prime location just south of the town centre and is already attracting interest from a number of potential occupiers. The 360,000 sq ft warehouse and distribution facility is on the former BOC site, just minutes from Junctions 16 and 17 of the M6.
Letting agent Tom Davis, of CBRE Manchester, described the building as ‘fantastic’ and said ProLogis had gone the extra mile in the quality of the finished building.
“The ProLogis quality is superb as usual,” he said. “The overall design is excellent, as is the attention to detail, such as having larger than normal hub offices.
“The fit-out is also excellent, and a number of green elements have been incorporated, such as an air-tight building and a water retention facility. ProLogis take a lot of care with their buildings and so the product is always going to be of high quality. It really is a fantastic building.”
He added: “Despite the economy dipping recently, we’ve already had several decent enquiries from interested parties, attracted by the development’s great location on the edge of Crewe, its good transport links on the doorstep and a strong workforce nearby. The unit will prove an attractive facility for a retailer, manufacturer or third party operator.”
Industrial property agents from across the North West and Midlands attended the recent launch of ProLogis360. This followed a visit earlier in the year, when agents were joined by a representative from Crewe and Nantwich Borough Council for a progress report on the new warehouse, which is on the opposite side of the road to the 386,230 sq ft Tesco facility.
The development has the advantage of being in an area seen as a strategic corridor for distribution, with J16 also providing the East-West link road between the M6 and M1 and Yorkshire, via the A50.
ProLogis360 includes a 336,322 sq ft warehouse, two-storey offices of 11,722 sq ft, a hub office (3,887 sq ft) and gatehouse. There are 2 level access doors, 32 dock doors, 15 metres haunch height, a 50-metre service yard, 51 trailer parking spaces and parking for 262 cars; secure, fenced yard and landscaped surroundings.
The environmental specification includes a carbon neutral envelope, 15 per cent roof lights, minimised air leakage, lower energy light fittings in the offices and has been awarded a BREEAM excellent rating and an Energy Performance Rating of A.
Crewe is a popular location for distribution companies, with Gallaghers Tobacco next door on Weston Road. Caldwell Communications, Bargain Booze and Partners Stationery all have major distribution facilities in the town.

Crewe Update
Property agents and a representative from Crewe and Nantwich Borough Council met up with directors from ProLogis Developments recently, for a site visit and progress report on a new warehouse taking shape just south of Crewe town centre.
